The villa is purchased as a 30-year leasehold via a notarised Akta Sewa Menyewa, structured through a PT PMA company. An extension option is included. We explain the entire process and guide you through it.
Yes. The land is in the Pink Zone (Pariwisata), designated for legal tourism and short-term rental. AMANI provides full rental management, including marketing and guest care.
Payments are split into a 10% deposit, 25% on signing the purchase agreement, 30% and 25% against construction milestones, and 10% on handover. You receive a detailed schedule for the specific villa.
Handover is planned for Q3 2027. We communicate the schedule realistically from day one.
No. All stated returns are modelled and projected. We manage several villas in Bali and have extensive experience — our figures are not guaranteed, but they are based on real results from comparable villas in this location and on our rental-management practice. For a specific villa we always show a conservative scenario too.
